Terms and Conditions of Rental

Check-In & Check-Out:Check-in time is after 4pm, and checkout is 10am.  These times are necessary to allow our cleaners to carry out the changeover of the cottage.  Therefore we are unable to accommodate an early check-in or late check-out without prior agreement. 

Smoking:This is a strictly NON SMOKING property. 

Pets:
Pets are not permitted in the cottage under any conditions. 

General Rules: 

  • No damage is to be done to property or its contents, beyond normal wear and tear. 
  • No charges are to be incurred due to illegal activity, pets or collection of rents or services rendered during the stay. 
  • All debris, rubbish and discards must be placed in the rubbish bin, and soiled dishes must be cleaned. 
  • All keys are to be left in the key box on departure and the cottage left locked. 
  • All charges accrued during the stay are to be paid prior to departure. 
  • No linens or towels are to be lost or damaged. 
  • No early arrival or late departure (without prior agreement). 

Deposit:A deposit of £100 is required to confirm a booking. This must be received within five (5) days of booking the holiday property. Please make payments via personal cheques or bank transfer payable to David Mackenzie.

Balance Payment:The balance of the cost of the rental is required 56 days (8 weeks) before arrival. 

Cancellations:Cancellations that are made more than 56 days (8 weeks) prior to the arrival date are subject to a loss of the deposit (£100). Cancellations or changes that result in a shortened stay, that are made within 56 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent. 

Maximum Occupancy:The maximum number of guests is limited to five (5) persons.  

Minimum Stay: This property requires a four (4) night minimum stay. Longer minimum stays may be required during the peak summer season. If a rental is taken for less than four nights, the guest will be charged the four-night rate. 

Electricity:Reasonable usage of electricity is included in the rental rate. Renters must ensure they do not leave any convector or fan heaters switched on whenever they leave the cottage each day (Storage heaters may be left on, as they gradually dissipate heat through the day).

Additional Charges:The renter will be liable for the costs of any phone calls made from the cottage’s land line during their stay. 

Housekeeping:While linens and bath towels are included in the cottage, daily maid service is not included in the rental rate. 

Falsified Bookings:Any booking obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 

Water & Septic:The cottage sewerage is a septic system, which is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. 

Exceptions:Any exceptions to the above mentioned policies must be approved in writing in advance. 

We recommend you take out travel insurance for your trip.
